The primary objective of the report is to provide the most current market activity, with relevant and independent verification about the specific property features enabling our objective of establishing an aggressive marketing price to increase buyer awareness.

Each report provides details on critical property items for our clients to be aware of and that might require immediate attention. It also serves as an independent verification on which properties are being marketed by Affordable Real Estate.

 The verification includes:

• Verification of  key property condition items from interior appearance to exterior
• Complete set of photographs –exterior and all interior
• Property Overview: Specific notes of each REO Property with excellent qualities or specific deficiencies noted.

Exterior Condition Report, plus:

• Property secure and free of trespass.
• For Sale Signage
• City/County Notices present
• Exterior property cleared of debris
• Lawn maintained / Snow removal if necessary

 Interior Condition Report, plus:

• Interior debris cleared
• Property cleanliness
• Marketing/Financing materials are present
• Appliances present and clean –if deemed necessary or required by our clients
• Safety hazards –smoke alarms –carbon dioxide sensors installed

 Full Monthly & Weekly Condition Report’s plus:

•  Property in "ready to show" condition

• Marketing/Financing materials present
• The necessary exposure of our REO assets in our MLS-Multiple Listing Service.
• Advertising in all Real Estate related websites providing necessary exposure to increase buyer awareness
• Weekly Visual inspections of our REO properties-determining if necessary objectives are being accomplished
• Monthly cleaning contractors also visit our REO properties to insure our clients we are offering a clean stable REO asset for marketing
• 24 hr assistance with vendors and contractors to offer security and confidence of any circumstances that may suddenly arise on any of our properties that we are marketing
